Do I have to bring my own bedding/pillows?
No, all bedding is provided, including clean sheets, blankets, comforters, and pillows for every bed in our homes.


What cooking/eating utensils will I need?
Our homes come fully equipped with standard cooking utensils, including pans, cutlery, dishware, and grilling tools. Unless you have specific, unusual needs, you shouldn’t need to bring anything extra for cooking.


Do you provide gas for the grill?
If the home has a gas grill, it's either connected to a fixed gas line or propane canisters (with spares) are provided.


Do I have to clean up after myself?
You won’t need to do laundry or deep cleaning during your stay! However, we may charge an extra cleaning fee if the home is left in an unusually dirty state (e.g., excessive mud, caked-on dishes). Our check-out instructions email will cover a few basic tasks to ensure smooth departure.


Will I be charged for minor damages?
We understand that things break occasionally or wear out with use. We don’t charge for regular wear and tear. However, charges may apply for significant damage, like lost towels, stained sheets, or any large-scale damage not considered normal use.


Can I check in early/check out later?
Early check-in or late check-out may be possible depending on availability. We’ll send you more details in your arrival email (5 days before your stay). If another guest is booked immediately before or after your stay, we may need to cancel this request. We’ll notify you if this happens.


Can I bring my pet?
Pets are allowed in most of our properties, but not all. There’s a $150 fee for up to 2 pets. Please note, this is a pet rent fee, not a cleaning fee. You may be charged an additional cleaning fee if your pet leaves a mess. We also ask for prior approval of the breed. Guests are welcome to bring a pet for the day if they’re not staying overnight — no pet fee applies in that case, though an excess cleaning fee may apply.


Is there an extra charge to use the hot tub?
Nope! The hot tub and all other amenities are included at no extra charge.


Do your homes allow smoking?
Smoking is strictly prohibited anywhere on the property, including outdoor patios and rooftop decks. A cleaning fee of up to $250 will be charged if smoking is detected, and this applies to all types of smoking.


What is your cancellation policy?
Because you reserve the entire property for your exclusive use, cancellations are not encouraged. We recommend purchasing trip insurance. Specific cancellation policies vary, so please review the details in your renter agreement. There are some differences based on whether you book directly through us or via VRBO or Airbnb.


How do I get into the home I rented?
You’ll receive an email 5 days before your arrival with check-in instructions, house rules, Wi-Fi info, and more. This allows you to check in on your own schedule, no need to meet anyone in person. If you don’t get the email, check your spam folder or reach out to us for a re-send.


What if my guest numbers change after I make a booking?
No problem! Just let us know, and we’ll update the charges accordingly.


Who counts as children?
For guest counting purposes, children are anyone who hasn’t yet turned 18.


Do you accept service animals?
Any properties that accept pets can also accommodate service animals with prior approval. An additional cleaning charge may apply, and we’ll need documented, government-issued proof of the service animal's status.
